General Questions

  • Getting a quote is easy. Click right here.

  • You can generate a seller net sheet using Qualia.

    Visit this link, then click the green circle in the bottom left corner then click “Log in to Qualia” and login or create an account.

    Once logged in, click ‘Get a Quote’ in the center of the page then “Seller Net Sheet”.

    Alternatively, our team can generate a net sheet for you. Simply email the relevant details to settle@natsett.com and we will send you a quote back.

  • We can conduct closings for properties located anywhere in Virginia, West Virginia and Maryland.

  • It depends on the complexity of the transaction but typically about 2 weeks.

    For most files we can have all title elements completed in 7 business days. We can rush that to 5 days when needed.

    The rest of the transaction relies on how communicative other parties are and how quickly other elements are completed, such as inspections, mortgage payoffs and receiving HOA documents.

  • Our goal is to be the most communicative title company in the industry. We send out proactive update messages at every step in the process so you always know what is going on with your file.

    We primarily communicate via the Qualia portal to send secure messages. But we also want to communicate in a way that is best for you and your client. You always have our direct phone numbers.

  • Our team works 9-5 Monday through Friday. But you can reach out to your NSS contact at any time on evenings or weekends.

Opening Orders

  • Yes. Qualia provides the most convenient and secure portal for closing coordination. We use Qualia to communicate and send documents.

    It also lets you track all of your closings in one place!

    What is Qualia? It is a web-based, secure closing platform where all parties to a closing can message, share secure information and stay up to date on the status of the closing.

  • Simply email the ratified contract to your NSS contact. If you don’t have one, or you don’t know their email, please send it to settle@natsett.com and we will get it started!

    It is also helpful to receive the contact information for your clients and any lender associated with the transaction so we can reach out to them as quickly as possible.

  • We open new orders in Qualia between 9am-5pm on weekdays. But often we receive contracts outside of that time period with EMDs that need to be submitted quickly. In these cases the NSS rep will send out proactive emails to provide EMD instructions as quickly as possible.

  • Our preferred method of EMD acceptance is through out online payment portal. This is more secure than wire and has a 0% fraud rate. To send an EMD buyers can access the portal from the link below.

    We send this link automatically to buyers as soon as a file is opened and we receive their email address.

    In addition we can also accept wire and personal or certified check.

  • Yes. This link also goes out to buyers when we open the file, it has step-by-step instructions and answers frequent questions.

    EMD Instructions and FAQ

  • We are proud to have some of the most experienced title abstractors in the state. For our most frequent counties, we conduct our own internal title searches. For other counties we use a trusted network of abstractors.

    In both cases, we never wait to order title. It is always ordered the same day that we open the file. That way you never have to wait for title to be done.

Closing

  • We can close anytime and anywhere. You and your clients can close at our office, online(if allowed by the lender) or anywhere else you would like.

  • We can schedule closings as soon as you and your client are ready. Typically we reach out approximately two weeks before closing to schedule.

  • Buyers can bring their cash-to-close either by sending a wire before closing or bringing a cashier’s check to closing.

    Once we prepare or receive the final cash-to-close amount from the lender, we will immediately reach out to the buyer to notify them and provide them wiring instructions.

  • Of course! We always send an ALTA a few days before closing for you to review as the agent.

  • We aim to disburse as quickly as legally possible. In Virginia, that means after we have recorded the deed.

    For most closings, we can achieve this on the same day as closing. For closings that happen in the afternoon or out of our office, sometimes recording and disbursement will occur the business day after closing.

  • We prefer to send commission via wire so your brokerage - and you - receive it as quickly as possible. But we will send commissions however you or your brokerage request.
